Our client in Ottawa is looking for a Senior Property Manager - Commercial, to manage a large retail plaza and office space. This is a full-time job onsite every day.
Responsibilities
• Actively seek to identify and implement strategies to increase efficiency, lower costs, increase
revenue, streamline workflow, and improve the curb appeal of the respective properties.
• Perform regular site visits and inspections to identify opportunities for improvement and report
any concerns or deficiencies.
• Assist in managing any redevelopment/development projects.
• Assist the Leasing team in leasing efforts.
• Develop and maintain strong relations with clients, owners, tenants, and contractors.
• Manage Customer Centricity programs, and oversee timely resolution of all tenant and customer
issues.
• Coordinate and/or assist with coordination of landlord and tenant work to ensure compliance
with building codes and landlord specifications, including oversight of all move-in/out
procedures.
• Prepare annual capital and operating budgets for approval and assist with cashflow
management.
• Prepare monthly reports including operations narrative, variance report, and aged receivable
report. Maintain an excellent understanding of the financial position of the properties.
• Manage maintenance and repairs within budget, along with any approved capital spending
for all assigned properties. Tender maintenance contracts and manage all service contractors.
• Assist with the realty tax appeal process as required by the asset manager/ Tax consultant.
• Manage all Accounts Receivable and Accounts Payable associated with the properties;
collect all rents and issue notices, as required.
• Review and approve all Rent Roll’s, Rental Advice Notices, etc.
• Review tenant insurance certificates to ensure compliance with lease requirements.
• Assist with client relations including presenting budget, financial reports, and ad-hoc property
presentations as needed.
• Set and monitor performance and quality targets for direct reports.
• Other duties as assigned.
Qualifications
5 years of progressive experience in Property Management, preferably in an enclosed
shopping centre.
• Strong attention to detail with the ability to organize/manage multiple tasks and meet
deadlines in a demanding work environment.
• Excellent verbal and written communication skills.
• Excellent computer skills with proficiency in all Microsoft Office programs.
• Preference will be given to individuals with an active Real Property Administrator (RPA) or
Certified Property Manager (CPM) designation.
