We are looking for an energetic and enthusiastic candidate to join Salthill as a Senior Manager, Property Management. This position offers an excellent opportunity for an individual to grow and add value to a supportive, expanding company.
This is a permanent, full-time role based out of Regina, Saskatchewan.
Main Responsibilities:
- Responsible for the execution of the strategic plan and all day-to-day operations of a portfolio of retail shopping centres, including managing/overseeing team members, tenant relationships, operations, and financial performance.
- Monitor and provide support to team to ensure compliance with corporate policies, protocols and procedures related to the operations of the properties
- Proactively acquire unique market knowledge to identify business opportunities and risks, including potential development and redevelopment opportunities.
- Implement all corporate and client strategies.
- Accountable for collaborating with other departments within the organization to ensure the successful execution of the business plan, including working closely with the leasing and asset management teams.
- Develop and implement strategies for increasing sales performance, maximizing revenue and strengthening specialty leasing, with a focus on branding and marketing, retaining new business, enhance existing business, and increasing revenue.
- Accountable for the performance management of all staff; train, mentor and enhance performance standards to achieve business goals and objectives.
- Prepare and oversee operating budget; review and report property results on a monthly and quarterly basis, provide analysis to senior management including variance explanations and year end projections as requested.
- Enforce tenant/lease obligations. Ensure a high level of tenant satisfaction and timely attend to complex tenant and customer queries.
- Ensure accuracy and reliability of financial information, including annual budgets and year-end adjustments by working closely with the accounting team.
- Effectively manage service contracts and contractors (including tendering and management of contracts) employed in the day-to-day operations of the property.
- Develop and maintain building procedures and supervise building operations.
- Manage the budget and project management for all capital expenditures, along with all daily operational costs.
- Spearhead, on a property level, any redevelopment/development projects.
- Establish strong working relationships with all local store managers and ensure all renewals are up to date to achieve optimal rental income.
- Proactively work towards value-add opportunities at the properties.
- Collect all rents and issue rental notices as required.
- Facilitate all tenant coordination including all move in/out procedures.
- Distribute all notices pursuant to the tenants’ leases.
- Review and approve all Rent Roll’s, Rental Advice Notices, etc.
- Review all tenant insurance certificates to ensure compliance with lease requirements.
- Perform regular site visits and inspections.
- Manage tenant and customer feedback; including all verbal and written correspondence.
- Assist the Asset Manager with the realty tax review/ appeal process as required
- Oversee all Accounts Receivable and Accounts Payable associated with the properties.
- Assist in cash flow management.
- Other duties as assigned.
Qualifications
- 5+ years of progressive management experience in property management, preferably in enclosed retail.
- Relevant post-secondary education is preferred (i.e. business specialization or equivalent).
- Preference will be given to individuals with an active Real Property Administrator (RPA) or Certified Property Manager (CPM), or equivalent, designation.
- Significant retail, lease administration, marketing strategies, and accounting techniques.
- Effective, professional communication skills; both oral and written.
- The ability to develop and sustain cooperative working relationships with senior management, contractors, tenants and the genal public.
- Working knowledge of reading financial statements, with an understanding of accounting and budgeting principles.
- Excellent computer skills with a proficiency in all Microsoft Office programs.
- Must have a valid driver's license.
