Job Description

Our reputable client in the real estate sector is seeking a Regional Director, Property Management to join their team!

This is a permanent, full-time role based in Calgary, Alberta.

Roles and Responsibilities

Property Management

  • Manage and direct all property management activities with your region
  • Manage transition in and out of management assignments
  • Coach, mentor and develop property management team, both direct and indirect reports, in the day-to-day management of their assigned portfolio
  • Develop a succession plan and provide for cross-training within team
  • Continuously evaluate financial position of all assets under management regionally, review budgets and reports prior to their submission for approval by clients
  • Identify collection issues and assist property managers in dispute resolution
  • Liaise with asset managers/owners to ensure property management goals and objectives are aligned with each client’s individual investment strategy
  • Approve & sign all POs, invoices, expense reports and contracts as directed by property management agreements or internal protocol
  • Other duties as assigned

Business Development

  • Liaise with VP, Investments and SVP, Property Management to stay informed about upcoming transactions and market opportunities
  • Identify third party management opportunities and promote our brand to prospects and potential clients
  • Act as representative of the corporation with industry associations and other business-related entities
  • Maintain excellent client and owner relations
  • Other duties as assigned

Corporate

  • Continuously review and recommend processes improvements to generate efficiencies, cost-savings and standardized practices; coordinate and implement once approved
  • Collaborate on completing monthly / quarterly reporting; oversee and edit property manager and administrator input
  • Review human capital plan quarterly and recommend changes as required
  • Regular travel to all site offices and assets under management within your region
  • In collaboration with accounting, coordinate budget preparation, review and approval for all assets under management and the corporate entity
  • Ensure recoverability of expenses is maximized within the prescribed contractual limits
  • Review net profit of the property management business and ensure targeted rate is achieved
  • Oversee human resources matters for the region including recruitment, performance management, and approving vacations.
  • Other duties as assigned

Leasing

  • Support leasing initiatives regionally
  • Ensure ongoing review of vacant space to remain best in class.
  • Maintain excellent relations with tenants and brokerage community
  • Other duties as assigned

Brokerage

  • Knowledge and understanding of compliance and act as broker of record within all jurisdictions as required
  • Other duties as assigned
