About Our Client

Our client is a prominent real estate organization managing a diverse portfolio of properties across the Greater Toronto Area (GTA). The company has identified select properties within its portfolio that present high-potential redevelopment opportunities. Our client operates a collaborative model, providing incoming consultant with comprehensive planning reports, density data, and massing studies to drive strategic real estate decisions.

Responsibilities

  • Financial Modeling: Build and manage detailed pro forma models to evaluate and quantify various redevelopment scenarios.
  • Asset Valuation: Determine the financial value of existing revenue-producing properties within the portfolio.
  • Data Synthesis: Translate planning reports, redevelopment densities, and massing studies into actionable financial data.
  • Scenario Analysis: Project and compare financial outcomes for multiple property development pathways.
  • Work Product Ownership: Deliver comprehensive models and financial analyses, maintaining all exclusive intellectual property rights for the corporation.
  • Presentation to Owners: Must be able to communicate all work to the owners and have value added discussions with senior stakeholders in the business.

Qualifications

  • Senior Experience: Demonstrated senior-level experience in real estate financial analysis and asset valuation.
  • Industry Expertise: Proven track record in creating complex pro formas and modeling redevelopment scenarios.
  • Analytical Skills: Ability to analyze physical planning reports, density metrics, and massing studies accurately.
  • Geographic Knowledge: Familiarity with the Greater Toronto Area (GTA) real estate and development market is preferred.
  • Contract Flexibility: Open to working in a flexible, hourly contract arrangement.
