Working with a team of over 250 Full-time employees, top contractors, and professionals, we have built more than 8,000 Tarion certified homes, 4,000 condominiums and several retirement homes totaling 500 suites. They are currently looking for Property Administrator / Junior Property Manager who can support their growing portfolio of residential properties.

We have an opening for a Residential Property Manager for our client at one of their downtown sites. We are looking for someone who can oversee the day-to-day operations of the properties and ensure the efficient management and maintenance of the premise. This role would involve a combination of administrative tasks, tenant relations, property maintenance and financial management.

Responsibilities for this position would include:

  • Responding to tenant requests and problems in a timely and courteous manner
  • Generate work orders to be actioned by the facilities team and provide follow up with tenants to ensure a satisfactory resolution.
  • Conduct periodic inspections of the property and tenant spaces to ensure they are compliant with lease terms and property upkeep requirements
  • Maintain property contracts and leases within the proper filing systems and ensure they are current and up to date in accordance with corporate policy
  • Assist with production of monthly charges, prepare any transaction documents, and ensure rent is collected on time.
  • Prepare any estimates or bids for general work or outsourced contract work
  • Ensure property is fully rented and assist the leasing administrator to ensure fill capacity for tenants and that marketing strategies are executed to ensure vacancies are minimized
  • Continually monitor and assess the housing market conditions for rentals to stay on top of current trends
  • Handle any resident concerns and requests in an efficient manner to ensure tenant satisfaction
  • Prepare monthly budgets for CAM recoveries and ensure costs are accurate in the GL prior to reconciliations prepared for tenants
  • Manage the rent collection process in a timely and professional manner

The Ideal candidate will bring a minimum of 3 years of property management experience and knowledge. You will understand the best practices relating to leases and service contracts and understand the Residential Tenancies Act to help support the organization. You will have an in-depth understanding of property management, and all aspects of the administration, operations and financial management required. You will be able to demonstrate you are a team player who can work well with your team of superintendents and leasing administrators to drive the marketing strategy, ensure vacancies are minimized and you deliver an amazing tenant experience. Understanding of building operations, occupational health & safety, and environmental compliance requirements will be needed. We are looking for someone who takes pride in their work and deliverables, and values stability.
