Position Title: Manager, Sales and Operations

About Our Client:

Our client, a successful and award-winning Pre-Construction Real Estate Investment firm, is seeking a Manager, Sales and Operations to join their growing team. They are looking for a dynamic leader who can manage their sales operations, leverage a vast client database, and drive business growth to help the company continue to scale toward becoming one of the top real estate teams in the country. This role offers a high-performance, incentive-based compensation model with substantial earning potential for the right candidate.

Responsibilities:

The Manager, Sales, and Operations will play a critical role in driving sales growth, managing the team, and ensuring operational excellence. Key responsibilities include but are not limited to the following:

Sales Management & Growth:

  • Lead efforts to achieve over 100+ resale transactions annually, with a 15% year-over-year growth rate by 2025.
  • Increase pre-construction transactions to 300+ annually by 2026, focusing on driving low-rise pre-construction transactions to 10%+ of total sales by 2025.
  • Monetize a database of 300,000+ contacts and nearly 3,000 past purchasers through targeted campaigns, nurturing strategies, and client engagement events to boost sales.
  • Recruit, train, and manage a high-performing sales team (agents, marketing, and administrative staff) to ensure adherence to company procedures and improve conversion rates to 1%+.
  • Develop and implement structured training programs for new and existing agents, utilizing tools such as Follow-Up Boss, Listing Presentations, and Buyer Presentations.
  • Oversee the management of CRM systems, create action plans, and ensure team members follow through on tasks to improve client follow-ups and closing processes.
  • Lead weekly sales meetings to track progress, address challenges, and align the team with overall business objectives.
  • Set and monitor Objectives and Key Results (OKRs) for sales, marketing, and administrative teams, ensuring continuous improvement and accountability.

Operational Leadership:

  • Act as the primary point of contact for employees and agents, fostering seamless communication and collaboration across the team.
  • Provide operational support to enhance productivity, streamline processes, and free up the CEO’s time for business development and strategic initiatives.
  • Lead problem-solving initiatives, addressing operational challenges quickly to maintain a culture of growth and accountability.
  • Build and manage an Inside Sales Associate (ISA) call center to generate additional leads, contributing to both resale and pre-construction sales.
  • Identify and apply for grants to diversify business revenue streams, ensuring that at least 15% of revenue is supplemented by grant funding.

Client Relations & Customer Service:

  • Maintain high levels of client satisfaction, especially with repeat investors and clients who own multiple properties, ensuring they receive top-tier service and continue investing with the firm.
  • Oversee marketing and client acquisition campaigns, develop follow-up strategies, and organize events to attract new clients while nurturing relationships with existing clients.
  • Ensure operational efficiency in property management and administrative tasks, including managing MLS listings and other sales platforms.

Team Building & Development:

  • Recruit, onboard, and develop a high-quality team of agents and staff, fostering a positive, collaborative culture that aligns with the company's growth goals.
  • Provide ongoing training, mentorship, and support to maximize individual and team potential, building future leaders within the organization.
  • Establish and refine processes, guidelines, and standard operating procedures (SOPs) to improve operational efficiency and ensure accountability for performance goals across the team.

Qualifications:

  • Extensive experience managing high-performance teams in real estate, with a proven track record of driving sales and growing team capacity.
  • Strong experience using CRMs such as FollowUp Boss or similar platforms, with a focus on sales process optimization.
  • Excellent leadership, communication, and organizational skills, with the ability to manage people, operations, and client relations simultaneously.
  • Proven ability to create and implement sales strategies, monitor performance metrics, and improve conversion rates.
  • A detail-oriented, goal-driven approach with the ability to handle a fast-paced, dynamic work environment.

Preferred Experience:

  • Extensive experience in both resale and pre-construction real estate markets.
  • Experience with low-rise and high-rise condominium markets.
  • Demonstrated success in mentoring and developing sales teams to meet or exceed business goals.
  • Familiarity with CRM-based processes, particularly with FollowUp Boss or similar platforms.


Compensation & Benefits:

This role offers a competitive base salary paired with substantial performance-based bonuses. The compensation model is heavily incentivized, with earning potential at 3 to 4x base salary depending on performance. The right candidate will have the opportunity to capitalize on a vast database and strong brand recognition, with unlimited potential for growth and reward.

  • Base Salary: between $75,000 to $100,000
  • OTE or Total Earnings Potential: between $150,000 to $400,000+ annually, based on performance.
