Our Client is dedicated to quality and craftsmanship. Located in Ottawa, they pride themselves on providing a healthy, diverse, and balanced work environment. Working with a team of over 250 Full-time employees, top contractors, and professionals, we have built more than 8,000 Tarion-certified homes, 4,000 condominiums, and several retirement homes totaling 500 suites. They are currently looking for a Live-In superintendent to help manage one of their properties.

The Role of the Live-In Superintendent will oversee the comprehensive general operation of the apartment facilities in a professional and timely manner. The superintendent is responsible for the general upkeep of the facilities and acts as the client's on-site representative. Accountabilities for this position would include the following:

  • Provide excellent customer service to tenants by being available and responsive to their problems
  • Help show units for rental to prospective tenants
  • Coordinate and supervise tenant move-in and move-out to arrange for logistics
  • Prepare units for new tenants and ensure cleaning, repairs, and maintenance are in order
  • Provide support and coordination for emergency and unscheduled repairs for equipment and inside our outside the structure
  • Evaluate problems on-site, assess repair requirements, and coordinate replacements for windows, doors, sinks, etc.
  • Monitor the HVAC systems, control panels, cooling towers, etc., and maintain the proper logs for these systems as per compliance requirements.
  • Coordinate monthly fire inspections and ensure all fire safety systems are in place and fire logs are maintained.
  • Perform regular inspects of units, common areas, parking areas, lobbies, and grounds and coordinate service requirements with the Property Manager
  • Communicate any potential hazards or damage to the property manager and report any maintenance concerns in a timely manner.
  • Provide after-hours emergency services for the building and site as needed.

The ideal candidate will have post-secondary education or equivalent experience working within a trade such as electrical or minor maintenance. You will have a minimum of 3 years of related experience in maintenance or as a superintendent elsewhere. You will be savvy at troubleshooting problems relating to water, lighting, and HVAC systems and have a contact list of contractors who can help as well. The Live In Superintendent needs to be customer service oriented as you will be dealing with both their tenants and their vendors. You will bring a calm demeanor to solve problems and your interpersonal skills will help manage relationships during problematic situations. You will know how to prioritize your work, keep yourself organized, and manage your time effectively. We are looking for someone who knows how to handle pressure and won’t wilt or get stressed. Your attention to detail, attentiveness to your surroundings, and passion for strong customer service will be capitalized on. Bilingualism is an asset. This role is ideal for a maintenance worker who is looking for a place to live. Our client offers a nice site and residence for their Superintendent during a housing crisis.
