Job Description

Our reputable client in the property management sector is seeking a Leasing Representative to join their team!

In this role, you will be responsible for new deals, renewals sub-leases/assignments, expansion and re-location leases for assigned buildings within the portfolio. The assigned portfolio may consist of retail, industrial, and/or office space. Networking with real estate brokers and market available space to achieve the smallest possible inventory available space in the portfolio.

This is a full-time permanent role and is 100% onsite based out of their North York office.

Role and Responsibilities
  • Responding to lease inquiries
  • Discussing requirements and specific proposed use (to determine no detriment to building and/or conflict with other tenants) with agents/client to determine leasing feasibility
  • Evaluating financial credibility of prospects and approval of same
  • Obtain and forward necessary information to assist agents in presenting property
  • Arrange for presentation of proposed space
  • Consulting with proposed tenant/agent to determine finishing specifications
  • Consulting with Tenant Coordinator to obtain a finishing price, possible floor plan, and construction specification, to determine proposed lease rate.
  • Recommending and discussing lease rates and terms with Executive for approval 
  • Preparing written and verbal lease proposal based on approved rate and terms
  • Attending leasing meetings with real estate agents
  • Marketing as required on specific properties
  • Supervision and guidance of one administrative staff
  • Drafting leasing assumptions for future budgets
  • Preliminary negotiating of leases and other lease related documentation and coordinating with the company lawyer, as necessary to resolve issues
  • Consulting with Property Managers/Maintenance Department to ensure vacant units and assigned properties are in presentable condition and to Landlord’s standard inspections
  • Supervising of preparation of letters of intent, offers to lease, leases and other lease related documentation and correspondence with input, as necessary from the company lawyer
  • Inform necessary office staff of pending/final transactions and tenant relations issues as required and report to executive on status of same
  • Ensure leasing website is up to date with available units
Qualifications 
  • College diploma or university degree in Business, Real Estate or Marketing
  • 3-5 years relevant experience; direct experience in Real Estate Leasing primarily in industrial (office/retail) buildings 
  • Negotiation skills
  • Good communication skills both oral and written
  • Attention to detail
  • Good presentation skills
  • Good people skills
  • Understanding of and ability to read lease documentation and zoning bylaws
  • Holds a valid Driver’s License and have access to a vehicle primarily for local travel to properties within the GTA
