About the Role:

Our client is seeking an Intermediate Property Accountant to join their growing finance team and support the financial management of a diverse commercial real estate portfolio. This position will play a key role in the preparation of financial reporting, budgeting, reconciliations, tenant recoveries, and year-end audit support across multiple properties.

Working closely with Property Managers, Asset Managers, and other internal stakeholders, the successful candidate will help ensure the accuracy and integrity of financial information while supporting operational and strategic decision-making. Key Responsibilities:

  • Prepare month-end journal entries, accruals, and account reconciliations
  • Produce monthly financial reporting packages, including financial statements and supporting analysis
  • Assist with quarterly reporting requirements, including working papers and supporting schedules
  • Process intercompany transactions and allocations
  • Perform tenant account reconciliations and investigate discrepancies
  • Support the preparation of annual operating budgets and forecasts
  • Complete annual common area maintenance (CAM) and property tax recoveries, including lease review and reconciliations
  • Prepare year-end audit files and coordinate information requests with external auditors
  • Generate tenant and vendor chargebacks as required
  • Monitor cash balances, assist with cash flow management, and support cash call processes when necessary
  • Maintain rent roll information and assist with collections tracking
  • Partner with Property Management and Asset Management teams to address accounting-related matters
  • Contribute to process improvements and other ad hoc projects as required


Qualifications:

  • 2–4 years of accounting experience, preferably within commercial, retail, or mixed-use real estate
  • Post-secondary education in Accounting, Finance, Business Administration, or a related discipline
  • CPA designation completed or in progress is considered an asset
  • Experience with property accounting, tenant recoveries, budgeting, and financial reporting
  • Exposure to property management or real estate accounting systems; MRI experience is an asset
  • Advanced Excel skills and strong proficiency with Microsoft Office
  • Strong analytical, organizational, and problem-solving abilities
  • Excellent communication skills with the ability to work effectively across multiple stakeholder groups
  • Ability to manage competing priorities and meet deadlines in a fast-paced environment
