We are seeking a Director of Marketing to lead both property-level and corporate marketing initiatives across a growing residential real estate portfolio. This role oversees marketing efforts from pre-construction through lease-up and ongoing stabilization, and plays a key role in shaping a brand known for creativity, innovation, and challenging industry norms.

The Director of Marketing will collaborate closely with internal teams including leasing, asset management, operations, and accounting, gaining exposure to every stage of the rental development lifecycle. As part of a highly entrepreneurial and collaborative organization, this role requires someone who is comfortable wearing multiple hats and contributing broadly across the business.
This role is 100% onsite based out of their Toronto office.
Key Responsibilities
Provide strategic oversight of the multi-family marketing program across portfolios in Ontario and Quebec, ensuring alignment with organizational goals.
Review, refine, and approve marketing strategies and campaigns, with a focus on differentiation, market share growth, and revenue optimization.
Oversee the development and management of marketing operating and capital expenditure budgets, monitoring performance to ensure fiscal discipline and goal achievement.
Ensure consistent application of brand standards across all marketing channels and public-facing materials.
Lead, mentor, and manage marketing team members; partner with Human Resources on recruitment, onboarding, training, and performance management.
Support the professional development of the marketing team through learning initiatives such as competitor tours, best-practice reviews, and internal playbook assessments.
Approve marketing invoices and ensure accurate tracking and reporting of expenses.
Analyze key marketing performance metrics (e.g., conversion rates, click-through rates, CPM) and deliver actionable insights in marketing and leasing discussions.
Review weekly reports related to tours, prospects, leases, and advertising performance, providing strategic recommendations to improve results.
Oversee the preparation and review of monthly lease-up reports for investors, ensuring insights and recommendations are data-driven.
Ensure regular audits of marketing campaigns across websites, internet listing services, and tour booking platforms to identify optimization opportunities.
Stay current on industry trends and emerging technologies, including AI and advanced lead-generation tools, to maintain a competitive advantage.
Support the preparation of award submissions by ensuring excellence in content, design, and overall presentation.
Ensure adherence to marketing standards, checklists, playbooks, and timelines to maintain efficient and consistent workflows.
Build strong partnerships with internal stakeholders—including leasing, property management, asset management, and leadership—to optimize asset performance.
Conduct detailed competitive and market analyses to inform strategy and identify growth opportunities.
University degree in marketing management, business, or a related field.
7–10 years of progressive marketing experience.
Experience in multi-family or real estate marketing is considered an asset.
Strong background in digital marketing.
Bilingual proficiency in English and French is an asset.
Highly analytical, with deep knowledge of rental market data and trends.
Excellent written and verbal communication skills, with the ability to clearly articulate objectives and requirements.
Strong presentation skills and professional experience using Microsoft Office.
Exceptionally organized and detail-oriented, with the ability to manage multiple priorities and tight deadlines.
