Job Description

The Controller position, reporting to the VP of Finance, is responsible for overseeing all accounting and financial reporting functions for the Real Estate division. Key duties include managing daily operations, leading budgeting and forecasting processes, ensuring regulatory compliance, and preparing financial reports for executives and the board. This role also involves maintaining internal controls, supporting risk management, and mentoring the finance team to enhance efficiency and accuracy.

Responsibilities

  • Ensure all accounting functions and financial reporting activities are completed accurately and on time.
  • Review bank account transfers and monitor cash flow across properties.
  • Oversee accounting processes to ensure compliance with regulatory and accounting standards.
  • Manage accounting operations, including journal entries, accounts payable, accounts receivable, and statutory reporting.
  • Develop and implement accounting policies, procedures, and systems for accurate financial information.
  • Lead the annual budgeting process for the Real Estate division, collaborating with site managers to review and monitor budgets against actual revenues and expenses.
  • Prepare monthly cash flow statements and weekly loan/cash balance reports for executives.
  • Coordinate the budget process across properties, including stabilized budgets, proforma statements, and reports to support mortgage approvals and property tax refunds.
  • Develop pre-opening budgets for new properties and maintain planning tools.
  • Prepare monthly and annual financial statements and external reports for financial institutions, ensuring compliance with all reporting requirements.
  • Oversee payroll budget preparation for all properties.
  • Manage risk and maintain a strong internal control environment and financial reporting processes.
  • Support board presentations with variance analysis and prepare board reports.
  • Review HST calculations, bank reconciliations, income statements, executive summaries, and balance sheet analyses.
  • Hire, mentor, and motivate team members, providing constructive feedback to enhance team efficiency and accuracy.

Qualifications

  • University degree in Business or Accounting; advanced degree or professional accounting designation (CPA, CA, CGA, CMA) required.
  • 7–10 years of accounting or audit experience in real estate, apartments, hospitality, or retirement home industries.
  • Proficiency in MS Office, particularly Excel; Yardi experience is required.
