About the Role:
This role involves underwriting potential acquisition and development opportunities, conducting credit analysis for operators and clients, and reviewing business plans, management teams, budgets, and financial statements at both the company and property or portfolio levels. Responsibilities also include participating in monthly and quarterly meetings with operators, leading annual budgeting, ongoing portfolio monitoring, and visiting communities. Significant client interaction is required, making strong interpersonal skills essential. The Investment Team drives business growth by managing new investments from valuation and deal structuring through due diligence and closing, including projects in senior housing and age-restricted multifamily sectors.
Responsibilities:
Investments and Financing:
- Lead the underwriting process for acquisition and development opportunities, including detailed financial analysis and return metrics at the property or portfolio level.
- Engage in transaction negotiations, offering insights and observations.
- Contribute to all stages of due diligence (financial, physical, legal, regulatory, tax, etc.), identifying key findings and escalating issues promptly.
- Support the execution of financing strategies for acquisitions and post-closing refinancing.
- Collaborate with team members to enhance and refine pro forma models and templates.
Transaction Management:
- Oversee workstreams and coordinate with internal and external stakeholders throughout transaction and closing processes.
- Draft Investment Committee memos and address questions during IC meetings as needed.
- Assist with legal documentation and provide analytical support when required.
- Engage in corporate-level strategic discussions and offer analytical support as necessary.
Asset and Portfolio Management:
- Manage the asset management processes for assigned portfolios on a monthly, quarterly, and annual basis with minimal oversight.
- Conduct in-depth analysis of operating performance and develop and implement strategic plans.
- Build relationships with peers at assigned operators/investments to effectively manage asset requirements.
- Identify and escalate tactical and key relationship issues in a timely manner.
Qualifications:
- Bachelor’s degree in a related field.
- At least 4 years of relevant experience in real estate or healthcare investing, including roles in principal investing, fund management, investment banking/sales, or lending.
- Intermediate knowledge of real estate investment fundamentals, including various investment structures (e.g., JVs, leases, loans).
- Proficiency in real estate modeling, including valuations, returns, and waterfall distributions.
- Superb communication skills both verbal and written with the ability to present to executives leadership
- Strong financial modelling skills (testing required)
