The role of the Property Accountant will be in Ottawa but report to the Supervisor, Property Accounting in Toronto. As part of a large accounting team in the GTA, you will be the subject matter expert for the Property Manager and team in Ottawa. You will be expected to deliver timely financial reports and liaise directly with the local team of managers and administrators to address any financial questions or concerns. By providing reliable and accurate information for investors and partners, this Accountant will be relied upon to maintain accounting records for the commercial portfolio. You will play a critical part in preparing monthly financial statements and supporting schedules and reviewing the reconciliations for capital project costs. You will be expected to complete analysis on capital costs, create the journal entries and AR adjustments and prepare the annual CAMs and tax adjustments for final year-end billings. We are seeking a Senior Accountant who can take responsibility for the year-end audit working papers and amortization schedules, prepare the month-end activities - including balance sheet & account reconciliations through to financial statement preparation. As this role will play a local lead role to the operational team, you will be relied upon to assist with budget preparation, explain variances to budget, and assist the property management and administrative team in any inquiries as their main point of contact. The Senior Property Accountant will be the liaison between the GTA finance team and the Ottawa operations. You will attend the monthly financial review meetings, monitor, and report on cash flow for the assigned properties and prepare the monthly HST reconciliation for the assets. You may be periodically required to travel to the GTA for training or related meetings, but the organization is looking for someone who is in Ottawa and will enjoy some autonomy but is looking to be part of a larger organization and team outside of Ottawa with an established presence in the GTA. Proven experience working with tenants or vendors and supporting them in responding to their financial inquiries around receivables, CAMs and tax recoveries is needed.

The ideal candidate will love working in the property management industry and will bring a minimum of 4 years of experience working with commercial property portfolios. You will have post-secondary education in accounting, and pursuit of a CPA designation would be an asset as you are working with a designated leadership team in Toronto. You will come from either another commercial PM firm or have worked with commercial portfolios through a public accounting firm and understand CAMs calculations and managing multiple sets of books. Any experience working with government leases would be an asset. Your advanced computer skills, adaptability to new technologies and strong Excel are required. This role is for someone who has earned the right and established themselves as a SME in this area and is looking for an organization where they can be the front person to the PM team while having support of a 15+ person accounting team in the GTA. Your contribution will focus on the higher-level accounting needs while the day-to-day operations are managed within the transactional team in Toronto. Experience working with Yardi or a similar real estate system will be highly desirable. We are looking for a strong contributor who prides themselves on being a team player. We are looking for an action-oriented, accountable, and proactive Accountant, who is confident of bringing forth new ideas and communicating workflow or anticipated challenges. Working for a large company in Toronto, but being present in Ottawa, you will be able to flex your knowledge of the commercial property management industry in Ottawa and help drive decision-making for the Ottawa properties. We are looking for a strong communicator, who is well organized and knows how to prioritize their work. You will be able to work well independently and autonomously but be a team player who can collaborate with the accounting team in Toronto. You must be willing to work on site in the heart of downtown Ottawa because the operational team needs your expertise and presence.
